Section 7 - Service to Unit Owners


Section 7.1

SECURITY SERVICES

EEFCC has adopted measures for maintaining peace and order and the protection of life and property within the Essensa premises. Accordingly, to attain these objectives, it is empowered to do the
following:

7.1.1.
EEFCC and/or its authorized representative shall have the right to gain access into any unit for the purpose of making inspections or undertaking repairs, pest control, replacement of common facilities or installations located within the unit in order to remedy certain conditions which would result in damage to other portions of the building. Such entry will be done with prior notice whenever possible by may be done without prior notice during emergency situations.
7.1.2.
Only persons registered with the Property Management Office as authorized by a Unit Owner and/or tenant will be allowed by security personnel to drive said Unit Owner’s and/or tenant’s vehicle out of the compound.
7.1.3.
Furniture, fixtures, equipment, appliances, and other belongings of Unit Owners and/or tenants may not be brought out of the compound without the appropriate gate pass supporting such transporting of property. This gate pass must be signed by the Unit Owner and/or tenant or his authorized representative.
7.1.4.
The entry into the EEF premises of vendors, solicitors, beggars, etc. is strictly prohibited. Only people with legitimate business such as suppliers and delivery personnel (postmen or delivery boys) will be allowed entry. All items for delivery to a Unit Owner should be promptly advised by the Security Guard to the Unit Owner for proper disposition.
7.1.5.
No workmen will be allowed to enter the EEF premises, building or a condominium unit therein before 7:00 am or after 6:00 pm except in cases of emergency or under special arrangements upon request of a Unit Owner with EEFCC.
7.1.6.
Security guard shall be under instruction not to perform errands for any Unit Owner.


Section 7.2.

IDENTIFICATION CARDS FOR HOUSEHOLD EMPLOYEES, DRIVERS AND BODYGUARDS

7.2.1.
Identification cards shall be required for all persons employed by Unit Owners and/or tenants for their ouseholds. An identification card may be secured from the Property Management Office upon submission of: (a) a completed data card; (b) one passport size (2″×2″) photograph; and one I.D. size (1″×1″) photograph.
7.2.2.
Lost I.D. cards should immediately be reported to the Property Management Office. A replacement fee will be charged for lost I.D. cards.
7.2.3.
Unit Owners and/or tenants shall require their household employees, drivers, and body guards to surrender their I.D. cards upon the termination of their employment. Unit Owners and/or tenants should immediately inform the Property Management Office, in writing, of the termination of employment of any of their registered employees.


Section 7.3

GUESTS AND VISITORS

7.3.1.
Guests and visitors entering the compound in vehicles shall be issued a vehicular Visitor’s Pass at the gate upon entry in exchange for a valid photo-I.D. card.
7.3.2.
The Visitor’s Pass should be displayed prominently behind the front windshield while the vehicle is in the compound.
7.3.3.
The Visitor’s Pass shall be surrendered to the gate guard upon leaving the compound.
7.3.4.
If the Visitor’s Pass is misplaced, the cost of replacing it will be charged to the holder. The vehicle’s Certificate of Registration and Official Receipt of Registration as well as driver’s identification documents should be presented before the vehicle will be allowed to exit the compound.
7.3.5.
All guests are required to register at the Concierge Desk and shall be announced to the resident prior to gaining access to the units. Absence of the resident or refusal of the same to see the guest shall be the basis for disallowing entry to the unit.


Section 7.4.

FIRE SAFETY

7.4.1.
All fire exits and stairwells shall be kept from any obstruction at all times. Each fire exit or stairwell is equipped with a pressurization blower designed to keep the fire exit or stairwell smoke-free during an actual fire. Therefore, fire exit doors shall be kept close at all times in order for the blower system to perform effectively.
7.4.2.
Each floor is equipped with 50-foot fire hoses and ten-pound , dry type fire extinguishers contained in cabinets located near the main doors of units. These cabinets should be kept close at all times except during fire emergencies.
7.4.3.
Aside from the fire extinguishers provided by EEFCC in each floor, each Unit Owner/or tenant is required to provide at least one unit of ten-pound fire extinguishers in his unit, in compliance with the Fire Code of the Philippines.
7.4.4.
To prevent electrical fires, Unit Owner and/or tenants shall not exceed the maximum electrical load delivered to their units from the regular electrical supply or from the emergency generators.


Section 7.5.

REPORTING OF INCIDENTS

7.5.1.
Any unusual occurrence in the building or compound in general should be immediately reported to the Property Management Office or to any of its designated representatives.


Section 7.6.

ELEVATOR SERVICE

7.6.1.
The main passenger elevators are for the exclusive use of residents and their guests. One passenger elevator per tower will be manned from 6:00 a.m. to 10:00 p.m. by an Elevator Attendant.
7.6.2.
Household staff may use the passenger elevators only if they are accompanying their employers’ family members or guests. Furniture, equipment, large boxes and other heavy objects may be transported only in the service elevator provided that the load can be accommodated by the service elevator. Otherwise, the fire stairwell should be used.
7.6.3.
Any damage to the elevator, and to any other part of the building, caused by the moving or carrying of these articles in the elevator will be the sole liability of the Unit Owner and/or tenant responsible for such damage.
7.6.4.
Service Personnel, Maintenance Crew and other Workmen are permitted to use only the service elevator.
7.6.5.
Garbage, construction debris or anything that exudes an unpleasant odor or anything which may soil or damage the interior of the elevators are not allowed in the elevators.
7.6.6.
Elevator Service is rendered on a 24-hour basis. Between 10:00 PM and 6:00 AM however, only two elevators per tower shall be in operation for security reasons and to save on electricity and maintenance costs unless requested by the Unit Owners for valid reasons.
7.6.7.
Pets shall be transported only in the service elevators.


Section 7.7.

JANITORIAL SERVICES

EEFCC has adopted measures for maintaining the cleanliness and improving the utility of common areas within the EEF premises. The Unit Owners are enjoined to report to the Property Management Office any complaints that they may have concerning janitorial service.


Section 7.8.

MAINTENANCE SERVICE OF COMMON AREAS

EEFCC has adopted measures for the operation, regular inspection and maintenance of all commonly owned mechanical pumps, generators, elevators, electrical facilities, plumbing facilities, etc.Unit Owners should not interfere therewith.
The maintenance people will render assistance to Unit Owners, in case of emergency. Minor repairs inside the units can also be accommodated to be billed by the Association to Unit Owners/Residents. (Rates of services may be obtained from the Property Management Office.) They are, however not allowed to perform personal errands for any Unit Owner.


Section 7.9.

POSTAL SERVICES

In line with postal regulations and to maintain security, mail for Unit Owners and/or tenants will be delivered to the lobby of each building and placed in their respective mailboxes. When requested,the Concierge or security guards may receive and sign for mail, noting the date and time of delivery
