Pet Policy of 2009
Section 5.7 PETS
- 5.7.1 Pets which are permitted in the EEF premises are limited to dogs, cats, birds, and fish. Each unit is allowed not more
- than ONE (1) BIG or TWO (2) SMALL DOGS or two cats and/or a reasonable number of birds and/or fish.
- 5.7.2 Dog owners must register their pets with Property Management Office.
- 5.7.2.1 Dog owners will submit the following documents
- a. Accomplished Registration Form
b. Proof or Certificate of Dog Vaccination
c. Copy of 3rd Party Liability Insurance Coverage
d. Front, Right Side and Left Side View pictures of the dog (3R)
- 5.7.2.2 Dog Owner to pay Annual Registration Fee of Php5,000.00 per dog.
- 5.7.3 Pets shall be confined within the unit only. Whenever they need to be taken out of the unit, they must always be on
- leash or similarly restrained, where applicable. For the safety of Essensa Residents, the use of muzzle for dogs is now mandated by the Board
- 5.7.3.1 Unregistered dog will not be allowed outside the unit.
- 5.7.4 The Unit Owner and/or tenant shall be held responsible for any injury to person, other animal(s) or property
- caused by his/her pet(s).
- 5.7.5 Maintaining of Pets for the purpose of “breeding” them for business IS NOT ALLOWED.
- 5.7.6 The pet owner or handler must clean any soilage and shed hair produced by his/her pet(s) in the common areas of
- the compound (This also includes landscaped areas outside of the property being maintained by Essensa). Pet excrement must be securely bagged and disposed of properly.
- 5.7.7 Pets are not allowed in the passenger elevators (other than service elevators), lobbies or seating areas of the
- buildings.
- 5.7.8 Pets should not be kept in the parking areas, roof decks, storage rooms, or other common areas.
- 5.7.9 Pets shall not be walked in the landscaped areas other than the designated pet area (which is outside of the building
- and grounds).
- 5.7.10 Pets shall be moved in and out of the building using the service elevator or stairways only.
- 5.7.11 Pets while inside the elevator must be placed between the side of the wall and the handler with the length of the
- leash just enough for the dog to be stationary in its position.
- 5.7.12 Storage of pet food inside the units must be in tight air containers to prevent infestation of rodents, cockroaches
- and other pests.
- 5.7.13 Violation ticket(s) will be issued to all those violating this policy and subject to the appropriate fines.
- 5.7.14 EEFCC will provide regular training (every 6 months) of all staff personnel, whether they or the owners, have pets
- or not. This is to help avoid unfriendly encounters and to care for the welfare of all residents and staff. However, this training in no part implies liability or responsibility by EEFCC for injuries or problems caused by the animals, staff or owners. Not receiving this training will preclude the entry of staff to the Essensa facilities until training is attended.
- 5.7.15 From time to time, there may be offsite training and other help EEFCC may provide, but the terms are those also
- found in point 5.7.14 above.
- 5.7.16 Penalties for Violations
5.7.16.1 Maintaining pets, and in particular dogs, on a “short leash” at all times, from the time the animal leaves
- the condo until the animal is outside the property of Essensa. Any violation to the leash policy will result in Php 2,000; and an increase of 1,000 for each violation thereafter. More than 3 violations the animal will have to be removed from the premise permanently.
5.7.16.2 When injury results, despite the fact that the pet was leashed or restrained, the Property
- Management Office will conduct an investigation to determine whether the offending pet should be removed from the compound. The extent of the injury and the decision of the offended resident to pursue the removal of the pet from EEF premises shall be given greater weight versus the efforts made by the owner to restrain the pet or prevent the injury in the future.
5.7.16.3 Any attack or pestering done by an animal on any human being or another animal will result in a
- minimum fine of Php 10,000 and the immediate requirement of muzzling of the animal. Any injury caused to any individual/person or animal is the full liability of the pet owner and medical and other expenses will be borne by the pet owner. NOTE: There are muzzles for all types of animals that are used by vets.
5.7.16.4 Animals that have been identified to require a muzzle or has attacked another animal, will have one on
- at all times in the same areas as the leash is required, as well as being leashed at all times. Any violation of the muzzle policy will result in a fine of Php 5,000 and any injuries to the other animal will be borne by the owner of the attacking animal. It is the right of the Association to require the permanent removal of the animal from the building(s).
5.7.16.5 Any owner who does not immediately clean the soilage and shed hair produced by his/her pet in the
- common areas shall be penalized with an order of immediate removal of the pet from the compound and buildings.
- 5.7.17 EEFCC reserves the right to require the pet owner to remove from the complex any pet which has been the subject of any written complaint from a resident or which EEFCC finds to be a nuisance or danger to the community.
- 5.7.18 An increased fine of P 2,000.00/pet will be imposed per excess for cats and dogs specifically, per month as stated in section 5.7.1 above.
- 5.7.19 Any complaint, or report of a violation, should be made immediately to Security or the Concierge.
