Why do I have to pay Php 10,000.00 as a Move-In/Move-out fee?

The Corporation charges a one time Move-In/Move-Out Fee of TEN THOUSAND PESOS (P10,000.00) on all tenants of non-unit owner occupied units of the Essensa East Forbes Condominium, effective January 01, 2004, to cover for the wear and tear of the building common areas during the move-ins/move-outs.

Why do I get charged if my relative or guest uses the Health Club facilities of Essensa?

This is according to the House Rules and Regulations of Essensa on the use of the Health Club facilities at The Club @ Essensa.

“The Club @ Essensa is for the exclusive use of the following:
Unit owners and immediate family members who also reside in Essensa East Forbes Condominium. Considered immediate family members are the spouse and their children only.

Lessees and immediate family members who also reside in Essensa East Forbes Condominium; and
Unit owners and immediate family members who are not Residents of Essensa East Forbes but who have not transferred their right to avail of the facilities to anyone."

Note:
“Owners whose units are on lease will automatically transfer their privilege to use the facilities for free to the tenant however owners can still use the facilities but should pay the corresponding guest fees.”

How many pets am I allowed to have in my Unit?

As per policy, each unit is limited to two pets.

Can I use the Multi-Purpose Hall if I want to hold a function or party?

Yes. You can reserve the Multi-Purpose Hall or any of the available function rooms in Essensa including the Outdoor Pool Area. The forms are available at the Concierge Desk at the Lobby or you can download the form yourself from the Essensa website.

Where do I pay my bills?

You can pay your bills at the Administration Office located at the Upper Ground Floor of Lawton Tower. The Administration Office can also help you facilitate the payment of your other bills (i.e. Cable TV, Telephone and Others).
