We wish to reiterate the Board-approved Essensa Rules and Regulations regarding usage of Elevators. Passenger Elevators are reserved for the use of the residents and their guests. However, household staff may use the passenger elevators if they are accompanied by their employer while they may use passenger elevators 3 & 6 (elevators adjacent to the service elevators) by themselves only if they are in proper attire, preferably in uniform.

Furthermore, furniture, equipment, large boxes, large grocery bags and grocery carts must be transported only in the service elevator.

This has reference to our Advisory dated December 11, 2007. Please be informed that as of to date there are still 24 units in Cameron and 21 units in Lawton Tower which are not yet inspected by our Termite Control Contractor PEST AWAY CORPORATION. Our target date to finish the inspection of all units is mid next month.

In this regard, we are asking your cooperation to have your respective unit be inspected at the most convenient day and time for you, while we could schedule with the contractor to conduct the inspection every Saturday for us to meet the target date.

This has reference to the survey form we sent out last January 22, 2008. To date only 27 units in Cameron and 30 units in Lawton Tower have sent their feedback.

In this regard, we are strongly encouraging you to avail of the services of our Pest Control Contractor as part of the Essensa Pest Control Program on a monthly basis. However, if you opt not to have the whole unit fumigated there are still other services that our contractor could provide wherein you can safely stay in your unit during the treatment (see attached for your reference)

It has been observed by some residents and reported by our basement lobby guards that children have played with skate boards at the basements.

In this regard, we wish to reiterate the Essensa Rules and Regulations under Section 8.1 which states that “Children are not allowed to play in the driveways, parking areas, elevator hallways, building lobbies, stairwells, engineering rooms and other similar areas” and Section 8.3 which states that “Children shall not ride their bicycles, motorbikes, skateboards and skates in the elevators and lobbies, sidewalks, landscaped areas and parking areas. They may walk with or carry these equipment to get from one place to another “.

These rules are for the safety and protection of our Essensa children residents and guests and to avoid unwanted accidents and injury.

Greetings!

This is to inform you that at the just concluded Annual Meeting, seven (7) board members were elected by ninety five (95%) of the votes cast.

As you know, the Association is run by various committees each headed by a Chairperson. In this connection, we encourage and enjoin you to please volunteer in the affairs of Essensa. There are several projects being initiated for the upgrade and improvement of the facilities and the challenge is to keep the costs down while in the process of accomplishing it.

The committees are the following: Housekeeping, Safety & Security, Finance, Socials, Building & Grounds, and the Health Club Spa. The Chairpersons of these committees will be appointed at the next board meeting. We do urge you to sign up and get involved.

We also invite you to utilize the website which will serve as the source of all data and communication for all Essensa matters. The site will be ready and fully operational by June. For particulars, please check with the Administration.

Listed below are some of the proposed targets for the year:

1. Creation of the website for different purposes/functions;
2. Improvement of security through surveillance as recommended by consultants and the security committee;
3. Upgrading of the aging landscape;
4. Refitting and reconfiguration of the elevators;
5. Perform management/operation/financial audits accordingly to ensure compliance and good governance; and
6. Conduct social activities to foster fellowship among residents.

We are all volunteers in making Essensa the premium condominium we all deserve. Our combined efforts, understanding and cooperation are very much needed.
